Be Ready for Spring Floods and Storms

Spring brings warmer temperatures, early flowers – and the danger of flooding and storms. Although you can’t change the weather, you can take steps to minimize its impact on your home.

For example:

Act before the damage occurs. If you live where flooding is common, take steps to protect your property from water damage before it happens. Check your sump pump to make sure it is working, including the backup system. If you have appliances or storage in your basement, elevate them and move storage to waterproof bins – or out of the basement altogether. You might even consider having a contractor check the grading in your yard to make sure it is not contributing to the problem.

Know whom to call. If your house floods, the chances are that other houses in your neighborhood are also flooded. Be proactive by compiling a list of disaster cleanup companies so that, if the worst happens, you can call immediately and get help quickly. Understand your insurance coverage. Your homeowner’s coverage most likely covers sewer backup and mold remediation, to specified limits. But it does not cover damage from water coming into your house from outside sources. That means overflowing rivers, but it also means water coming through your basement windows from a flooded yard. Those damages are only covered by flood insurance issued through the federal government. We at Bensman can help you find a policy that fits your needs.

Always be safe. Every flood season includes stories about people who stayed in their homes too long, risking and sometimes even losing their lives. If you are in the path of serious flooding, get out before the roads are dangerously underwater. No property is worth taking a chance with your life.

Beware after the storm. Unreliable or dishonest “contractors” often appear in neighborhoods that have been affected by storms. They might offer to fix your roof or remove trees for a bargain price. However, they often disappear as soon as they have finished and been paid, leaving you with little recourse if the job they did turns out to be less than adequate. In general, it is best to deal with local contractors who have solid reputations. That way, if something goes wrong, you know where to go to get it fixed.
